Q.Are you Estate Agents?

A. No. Homesearch Group works for the buyer only. Our objective is to get the right property first and to then secure it for the buyer at the lowest possible price. Estate agents only work for the seller for whom they are trying to get the highest possible price. We do not take fees from or share fees with Estate Agents.

Q. Do you have any conflicts of interest?

A. No. We only act for buyers and we are totally independent. We are 100% independent and are highly respected in the market place. We cover 100% of the market 100% of the time. Many other buying services are owned by estate agents or by banks or other third parties who have a vested interest in using their own parent companies for the sourcing of properties or for providing finance to clients. This often restricts the number of properties that these firms can source and the number of estate agents who will deal with them.

Q. What areas do you cover?

A. All prime London locations, the Home Counties and within approximately a 200 mile radius of London.

Q. What if I am looking for the same thing as another of your clients?

A. This happens extremely rarely as no two briefs are the same and each case is inevitably at a different stage of progression. New properties are constantly coming to and leaving the market so although occasionally there is some cross-over there is very rarely any conflict.

Q. You’re based in Knightsbridge so do you only buy very expensive, top end properties?

A. No, not the most expensive, but we do buy the best quality properties for clients, which are by definition, in the prime locations we cover, often at the higher end of the market. In London we buy residential investment property from £400,000 upwards (good quality 1 bedroom investment apartments). For home buyers we start around £600,000 for London apartments (the entry level for a good quality one bedroom apartment where we mainly work); Central London house prices in the areas we cover are rarely less than £1,200,000 even for a regular mews house. Outside of London we start at £1,000,000 being the price for a substantial family home or small country house or farm in the locations we cover.

A. Yes. Our HSG Mobility division specialises in Corporate Relocation and is a UK market leader in this sector. www.hsgmobility.com We also act for Private Clients.

Q. I want to start my own property portfolio. Can you find the properties and then manage everything for me?

A. Yes, we are experts at this. We will find the best properties for you and the have them let and professionally managed though our sister company Curzon. We will take care of all matters for you, including the furnishing of the property to pre-agreed budgets (which we run through dedicated Client Accounts). Everything we do is transparent.

Q. I like the idea of you doing everything for my property investment portfolio. Can you then sell my properties for me or rationalise the portfolio and buy again or just add to it?

A. Yes, through our Group of Companies. This avoids conflicts of interest and ensures that you have independent advice in each area being managed. You will effectively become a “Group House Client” which means you will receive preferential business terms.

Q. Given that I am letting the property I have bought through Homesearch Group via your sister company Curzon, won’t Curzon just work with you and therefore restrict my market coverage for a good quality tenant?

A. No, not at all. Curzon is a totally independent company and works with all the other relocation companies and estate/letting agents in the market, as well as with Homesearch Group / HSG Mobility. Curzon is an ARLA certified firm and works with 100% of the market at all times and without exception.

Q. If you find me a property, do I have to buy it?

A. No, you are under no obligation at all. The decision to buy is solely yours. In our experience if you are in any doubt, it is better to carry on searching rather than to buy a property or investment that you are uncertain about or not committed to.

Q. Do you act for overseas clients?

A. Yes, frequently. Our client base is very diverse with clients from London and the UK and many overseas based. We are very experienced in working with off-shore clients and their advisors. A very high percentage of our business is referral and repeat clients. We work with many banks & wealth management advisors.

Q. Can you introduce me to lawyers?

A. Yes. We work with a number of highly regarded firms.

Q. Are you able to offer any advice regarding schools & local neighbourhoods?

A. Yes. We have our own in-house team who are specialists in this area as well as a wide range of local, cultural and family support matters. HSG Mobility offers over 40 specialist support services to both corporate and private clients.

Q. Can you help me with household goods movement?

A. Yes. We have an excellent panel of leading shippers that you can choose from covering both UK and international household goods movement.

Q. Do you act for Property Developers?

A. No, not as rule. Developers usually have their own very specific requirements and return criteria. We are not a “deal” finder. Many of the properties we find for our clients are properties that developers compete on (or may be selling on), but as we are acting for end-users we do not have to worry about securing a developers margin. Often once such properties have been secured for our clients our clients will then carry out their own work.

Q. Do you manage building & refurbishment work?

A. We work with a number of excellent builders with proven track records across all project sizes. We do not manage projects or act as Project Managers as such, however we are pleased to introduce clients to reputable building firms and we are also pleased to advise on the appointment of professional Project Managers.

Q. Do you find commercial property?
