*** Vendor’s comments*** " We bought Oakwood Avenue almost four years ago, back in June 2022, after spending a few years living in a flat.

We were desperate for two things: a proper garden and a home that didn’t need a huge amount of work. This house gave us both. We also had a very clear rule, we needed to be within 15 minutes walk of a Tube station and Colliers Wood Underground more than delivered.

Walking through the door for the first time, we could already see how easily we could make the space our own, without reaching for a sledgehammer. Although we haven’t extended the property ourselves, the loft conversion (completed around 2005) has been a fantastic bonus, we use it for storage, but it offers further bedrooms or home office. When we moved in, we had the main bedroom professionally decorated with new carpets, skirting boards etc... The rest of the rooms we’ve lovingly decorated ourselves over the years, so the whole house feels fresh, warm and welcoming.

One of the biggest surprises has been how well the house retains heat. It’s cosy in winter without being stuffy, and we’ve never once had an issue with damp or mould, something that wasn’t always true of our previous flat. The lounge is surprisingly generous, the bedrooms are genuinely spacious, and the amount of built-in storage still makes us smile. It’s rare to find a home that works this hard without needing constant upkeep.

The previous owners raised a family here, and you can feel that the house has been loved. It has a really calm settled energy, the kind of place where you can relax properly.

Outside, the garden isn’t overlooked, and it gets surprising amounts of sun. We’ve kept it low-maintenance but pretty, and in spring it’s a lovely spot for a morning coffee.

What we’ll miss most is the ease of getting into central London without ever feeling like we live in the middle of the chaos. The road is quiet and feels genuinely safe, we’ve never once worried about walking home late. We are within a ten minute walk of Morden Hall Park (an absolute gem, if you haven’t been, you’re in for a treat), Merton Abbey Mills with its riverside pubs and independent stalls, and the huge choice of supermarkets. (Marks & Spencers, Sainsburys, Asda, Lidil & Morissons) There are two large retail parks, a David Lloyd gym, and some amazing restaurants in Colliers Wood, Tooting, Wimbledon and Mitcham.

For anyone who drives, there’s a very good mechanic just five minutes away on foot, a small thing, but it can be a lifesaver more than once.

Transport is excellent. We’re a short walk from Colliers Wood Tube (Northern Line), and we’ve also made great use of the trams and buses to Wimbledon and Croydon. You really are well connected without feeling like you live on a roundabout.

So why are we leaving? After almost eight years in London, we’ve decided to move back to our hometown to be closer to family. It’s a happy reason, but a bittersweet one. This house has been exactly what we needed a calm, warm, and spacious place to grow into.
